How will you ensure that only those legally entitle vote, and that people are only voting for their own flats?


We can require voters to provide proof of ownership or a legal interest in their flat and their proof of ID.
We should also keep a register to track all info/votes.

Hi Edd,

Thank you for your question. The RG RTM team have a robust data & analytics platform which is utilised to record submissions/support by leaseholders. Only one submission is taken on a per flat basis meaning multiple submissions cannot be made for one flat. The leaseholder details are required as part of the submissions/support made via our website. Does this help answer your question?

Signing up on the website is not a vote, it is expressing interest. As per Right To Manage Statutory Guidance, the Tenant Management Organisation must have a written constitution, must be conducted by its

members at a general meeting, or by a committee or board or directors elected, and must arrange for ballots, where affected tenants can cast votes.

Hi, https://www.lease-advice.org/advice-guide/right-manage/ suggests that the RTM could incur the landlords costs. Including if the RTM does not succeed. Please can you confirm what potential costs we are exposed to, how they will be funded and what steps you have taken to manage the risk?

Could you please post on the RTM website the existing director structure and organisational chart, descriptions/bios of members experience and how the board election/voting process for new and existing members will work taking into account all residents right to vote.

If Rendall and Rittner were to actively mismanage the district heating system with the end result of creating a £200k deficit in the gas accounts, would the RTM company hold R&R to account for losses incurred due to their mismanagement, or would it just go ahead and issue charges that have no lawful basis to residents, and follow this up with solicitor threats to those who do not pay?


We will make them accountable for any type of loss incurred for their mismanagement.

Hi,

I really appreciate all the work that had gone through into establishing this RTM, soemtbing I tried to do a few years ago and working with Enderby.

I would like to know how the director will be laid and compensated for doing this work and who will agree on the amount of any? A lot of development started their own RTM and sadly a lot of the owners abused and took large sum of money as part of their pay check 



Everyone is working for free at this stage, including directors. Do we foresee any compensation in the future?

The RG RTM is a non-profit organisation founded by River Gardens volunteers who are united with one passion - to make River Gardens a great place to live, work and entertain. We have received Government grants to complete the cladding and remedial work. If we change the structure whilst the work is being performed, do we have legal assurances that the grants will still remain and no impact on funding or the cladding work will occur?
